My name is Tom Cooke, along with my wife Claudette Diaz, I founded LARED in March of 2008. In that time we’ve built a profitable business and a substantial portfolio for ourselves, increasing our net worth and securing a steady stream of new income.
I graduated from UVA in 1996 with a BS in Mechanical Engineering and was an all region Pole Vaulter on the track team. I grew up skateboarding and snowboarding and followed my passion for action sports to Los Angeles and a full time career that I’ve enjoyed for the last 13 years. I scored my dream gig, and have spent these past 13 years happily employed by the world’s largest skateboard shoe company. I’m currently an executive in product marketing responsible for a 100 million dollar global business unit. I assist Claudette in my part time, both of us working on and in the business.
My wife, Claudette spent over 15 years as an executive in the junior fashion industry and realized that instead of working for someone else that she could work for herself! Claudette achieved a great deal of success in the fashion business, and is taking her business skill set and applying it full time within our business. We have 3 different business models / investment products that we offer to our clients.
1) CA private fund - a private real estate fund that requires you to fill out a suitability questionairre and get to know us a bit better before we divulge the details. The SEC guidelines require this process before we can show you the PPM or business plan - this is a lower risk passive investment with a superior return. 2) miniBulkREOs - this is the best way to capitalize on the flood of midwest REOs you’ve probably heard about. It’s a low to medium risk passive investment, where you buy and then we sell your property for you (at no cost!) to an end buyer using a land contract. You sell on easy terms ($500 down and easy monthly payments) which means the property sells fast. Our partner has done over 700 deals and all of them sold in under 90 days. Essentially you become the bank, your capital is secured against the deed to the property and you earn a passive, expense free stream of income, that nets you a 20% return on cash. These properties are all priced below $22,000 and must be purchased with cash. The bonus is that after 6-12 months of holding your "performing note" you can sell it at a discount and recoup your original principal plus an additional 20%, which increases your overall return to 40-50% in one year! 3) Kansas City Buy and Hold - this is a medium risk active investment. You buy under market value, with light or no fix, and hold long term for cash flow. You secure a 20% return on cash for year 1, and 30-60% annualized return over a 5-10 year period. These properties are sourced on demand for our clients. We provide a complete team of vendors to service your every need. We find the properties for you and connect you with the team who will help you manage the investment. The "power team" includes lenders, inspectors, contractors, customer care reps, title companies, insurance companies, and property management companies. Our goal is to make these active investments as "hands free" as possible. We focus on turnkey properties that are already rented, rehabbed and cash flowing.
